In the Heart of Historic, Old Town Kingman: A short walk to the Mohave County Courthouse, Museums, or Old Town shopping and fun. A great place from which to base your trip to the Grand Canyon, Las Vegas, Lake Mead, Flagstaff, Historic Prescott.

Built in 1914 by Lovin & Withers, Judge Bollinger House is a 950 Square Foot cedar lap-boarded vintage home with two bedrooms divided by the original bath featuring a very comfortable claw foot tub for soaking, with an overhead shower for quicker trips in and out. Living room, Formal Dining room, Full Kitchen, Enclosed Back Room (formerly Porch), Fenced Front yard, and Lovely Backyard for pleasant seating any season of the year.

(For a sense of who the Judge was, click here for an excerpt of his role in prosecuting the Arizona Strip Fundamentalist Mormons in 1935, from the book, Colorado City Polygamists: An Inside Look for the Outsider. Or, click here for the story of the Great Tong War in Kingman, in which prosecution Judge Bollinger performed admirably, in our publication, http://TheIndependentDaily.com.

Judge Bollinger House is an unique, historic and beautifully restored example of territorial elegance, built for and first housing Judge E. Elmo Bollinger, early Superior Court Judge and later Mohave County Attorney. In his tenure as Judge then County Attorney, Judge Bollinger helped shape the destiny of what was then a frontier. Today, the Judge is modestly memorialized in this elegant little house.

Overall - Complete restoration of the Judge’s home including all woodwork, tin ceilings throughout, flooring, but with a modern touch of central heating and air conditioning.

Why would you buy this “Old Home?” Primarily, there is nothing left to do to this fine example of solid construction. Built from lumber that was lumber - 2x4 close-grained Douglas Fir seasoned and dried over 100 years - the home’s plumbing, electrical and other systems are top-notch and likely to provide years of service.

What’s more, this home wasn’t restored to “Flip.” We have owned the home for more than 11 years now and over the breadth of that time re-created the home to a level greater, actually, than when it was first built: ceilings were lath and plaster rather than tin, as an example. We re-built it to live in it for the duration. It is only as a result of locating a home we have sought for years that we are offering this and our mountain ranch for sale.

See a list of what’s been done to the house (click here).

Today’s poorly constructed, stucco homes don’t compare. Built from “marshmallow” fir, twisted and wowed and poorly nailed, with Oriented Strand Board as under- and over-layment, only a very naïve purchaser would pass up remarkable quality for a “cage” in a sea of cages...

An investor? Presuming both a sales price and subsequent rental within typical parameters, a likely Cap Rate of 10.5 or GRM, if you prefer, of 9.5.

No FHA/VA - too time intensive. Cash offers entertained, Conventional Loan, or Owner May Carry as follows: Agreed final price less down payment of 30% over 30 years:

Or, over 20 years:

Crime in Old Town?

Here’s the 2014 - 2015 (YTD) crime map:

The single dot represents the only crime occurring during the 12 preceding months. It was described as Non-Criminal Disorderly Conduct. I’m not sure what that is...
