36+ Acre Mountain Home for Sale

Gretaville Ranch was sold but we do still own the abutting 36+ acres of very beautifully wooded land with a building site set and ready to go.  Easy well water aquifer. Remote, but not too much so. Offered at just $50,000. if you’re interested, please contact The Owners at Editor@TheIndependentDaily.com.

Here’s what Gretaville looked like:

Currently called, “Gretaville Ranch”

An Off-Grid, Sustainable and Comfortable Life

We may also be interested in selling the abutting 36 acres with various essential equipment separately or together. Price negotiable. This would bring your total land holdings to more than 72 acres resulting in your owning about 1/2 of the valley in which Gretaville is located.

36+ Acres in the beautiful, heavily-wooded, very private Mountains of North-West Arizona about 25 miles south of the Grand Canyon; 40 east of Kingman; 110 west of Flagstaff; 130 east of Las Vegas; 360 east of Orange County.

Home next to State Trust Land! (We’re keeping the 36+ Acres abutting for later development of a small vacation house.) A great place to which to retreat, to think, to write, to relax, to work, to run-around through the woods naked and screaming*. In other words, solitude.

  1. *Only intended as a demonstration of the inherent freedoms associated with the ranch. Actual activities may vary. Allow from 30 to 60 minutes for the expected results. Consult your physician if you suffer from heart problems.

$145,000

(Under market!)

Why have we dropped the price? To stay more consistent with square footage for Improvements (buildings). This home sits on 36+ of the most beautifully wooded landed in Northern Arizona...Anywhere, really. Great well; dependable independent power; beautiful interior and outstanding exterior. But, it’s a smaller home designed for two (or more) to live very comfortably with lots of room for added buildings including a 30X40 that was approved by the County under the original plan.

And, we dropped the price because we’re putting together another real estate opportunity in-town. If that opportunity evaporates, we’ll take this off the market and do what we’ve been doing for years - living in Gretaville. So if you’re thinking about it...

No FHA/VA - too time intensive. Cash offers entertained, Conventional Loan, or Owner May Carry as follows:

Agreed final price of $145,000 less down payment of $43,500 (30%)

How pretty is it in Gretaville?

You can see for yourself from the many images on the linked pages, in the video tours above, and by watching, Desperation Arizona 1932, a short film, shot and edited at Gretaville: Both the open and close of the film were set at a point about half-way to Gretaville. All of the at-the-door and interior shots were set in the Guest Cabin. Click on the poster - it’s on YouTube.

It’s a fun and quirky Western based on our 2006 or 2007 book, AT1907: A Territorial Drama, which if you were fortunate enough to have read would make you part of a small literary elite. (Probably a greater number than those who have actually read Proust’s, Remembrance...So there’s that anyway.)

Congratulations!

Back to the Ranch...

All structures stick-built under permit and to Uniform Building Code! One additional building under the existing permit may be built which, as I recall, the plot plan specified was 30X40 +/- and for agricultural purposes. Low taxes, and an incredible price below similar properties.

Main House: 800SF+/-

Guest Cabin: 196SF+/-

Garage/Work Area

Workshop with Deck/Tablesaw.

Pump House at Well Head.

100SF +/- Summer Room with Soaking Pool in Tree Copse.

Various Shelters for Equipment.

Furnishings and some equipment based on negotiated price.

Wonderful Well, Pumps 16 GPM all day of cool, clear mountain water.

Various Water Storage (Including Rain Collection for Garden: Supplies much of required except for corn crop).

Hot Water from Either Solar or Propane (We use Solar from March through October  when by 11AM the water reaches at least 130F as long as there is sun on the hot water “generator”).

Easy to Maintain Off-Grid System. 1800 Watts Solar Panels:

Solar arrays, light-weight custom built on roof, to shed snow and to advantage from sun throughout the day. Two separate Outback MPPT charge controllers. (See diagram below) One controller handles the AM array while the other, Noon to PM. Typically, by 11AM at the latest and regardless of how much “work” is done through the batteries, they are fully charged and will spend the rest of the day on Absorb or Float. Equalizing the batteries, something which ought to be done with regularity, is done by solar alone. No need to use the generator backup. Living very clean...you will be the envy of all gas-guzzling SUV drivers who continue to think that gasoline will remain cheap in the future.

400W Wind Generator rendered superfluous after last year’s upgrading of the solar system. It locks out at 14.5 volts and rarely has an opportunity to work any longer except on breezy nights.

Lots of Battery Storage with Years of Life Left. Enough to do far more work than we require: We sun dry clothes and hand wash dishes. If you prefer, you could add machinery alternatives like a propane gas dryer and/or electric dishwasher.

8KW Quiet Propane Generator for Backup.

Heavily Wooded: More Downed Firewood Ready for Cutting than You Could Use in a Decade.

Vermont Casting Wood Stove for Main House with Propane Fireplace in Bedroom and Small Propane Heater in Bath and for Guest Cabin.

Exceedingly Lovely and Pleasant Year-Round: During our rainy season - July and August (sometimes onto September as well) - temperatures rarely move above 70 degrees for three to four days on end, then increase to 80 to 85 for two or three before reverting.

Plenty of room for animals: Over the years we’ve had horses, cattle, goats, chickens, and rabbits. If you hunt, this is one of the best areas on the Plateau.

Garden: About 1500 SF under garden with many acres for development.
